MONROE — The Zoning Board of Appeals, meeting Tuesday, January 4, continued a Public Hearing from its December 7, 2021, meeting and later approved the two variances requested after closing the hearing.

The homeowner at 83 Riding Ridge Rd. was hoping to construct a 20-40-foot pool behind the existing home. Due to the steep topography of the lot and the existence of wetlands in the backyard area, the only suitable location was in a spot near the side yard property line.

The pool itself would be constructed just outside the setback, but it would require a retaining wall up to 16 feet in height rather than the allowed six feet maximum. The retaining wall would also be within the setback, at 18 feet as opposed to the required 30 feet.

After reviewing the plot plan of the lot, considering the topography and existence of wetlands, and noting a letter on file from the neighbor that there is no objection, the board voted to grant the two variances.
